Peter Harris, from Commercial Property Advisors, wants to know if you’d like to become a successful commercial real estate investor. If so, he’d like you to apply for his Protege Program. But what makes him qualified to teach you? How much does it cost? How does it work? And should you invest? Read on for my Commercial Property Advisors review.

Turns out, Peter Harris is more than qualified to mentor you in commercial real estate investing. He literally wrote the book on the subject: Commercial Real Estate Investing for Dummies. Before that, he was an engineer for 16 years. Apparently, Robert Kiyosaki and Donald Trump mentored him. “Without their help, I wouldn’t be where I am today,” Peter admits. And now he’s sending the elevator back down.

“Since 2003, I have coached and mentored people nationwide on commercial real estate because I believe it is one of the greatest ways to become financially free,” Peter says in his Protege Program pitch video. “All it takes is one deal to significantly impact your financial life forever. Just one deal can remove all of the stress over your retirement. Just one deal can replace your entire job’s income.”

“And once you’ve done several deals, you begin to create what I call ‘generational wealth,’ that can not only serve you for the rest of your life, but also your children and your children’s children,” he explained. “But here’s the catch: commercial real estate can be challenging and risky if you don’t know what you’re doing.” Enter his Protege Program.

“How would you like to have a mentor help you?” asks Peter. “How would you like for me to be your mentor? Well, right now, I’m looking for a few great people to mentor, to do deals together, and split their profits 50/50. I call it my Protege Program. And for a select few, this is your shortcut to success.” He then tells you to fill out a simple form on his website if you think you’ve got what it takes.

After doing so, someone on Peter’s team will be in touch. You’ll have a phone call or two to see if you’re a good fit. If so, they’ll try to sell you into the Protege Program. The cost is between $10k and $20k. I’m guessing they’ll take as much as you’re willing to pay within that range. In addition, there’s a $197 per month fee for tools and software. You’ll also be expected to pay for leads, marketing, and advertising. Remember, too, after all that, you still have to chop future profits with Peter 50/50.

That’s crazy. I think it should be one or the other, not both. Either charge people $20k and let them keep all the money from the deals they do; or coach them for free, in exchange for equity on future deals. Otherwise, the only one getting rich is Peter Harris, right? It’s a great deal for him, not so great for you. So while I’m sure you could learn a ton about commercial real estate from this guy, I personally wouldn’t invest in anything Commercial Property Advisors puts out.
